About Us

We are a grassroots nonprofit organization of Manhattan Beach residents committed to preserving the character and livability of our community. Our focus is on addressing proposed high-rise apartment and condominium developments that would significantly exceed the City’s established 30- and 40-foot height limits, provide less than the required parking, and increase residential density beyond what is permitted under local zoning regulations. These projects are being advanced under state-mandated Density Bonus provisions and the City’s revised housing plan.

We support restoring meaningful local input and decision-making in housing and zoning matters. While we recognize the importance of affordable housing and complying with state housing requirements, we believe there are balanced solutions.

Our goal is to work collaboratively with the community, developers, and City leaders to identify practical approaches that meet state mandates while minimizing impacts on neighborhood character, infrastructure, and quality of life. At present, several development proposals are in work, including:

• 1446–1450 12th Street (Near Polliwog Park): 6 stories / 17 Condominiums

• 201-207 N. Sepulveda Blvd (Former Deep Roots Garden Center): 7 stories / 75 feet / 60 Apartments

• 2301 N. Sepulveda Blvd (Former Enterprise Rent-A-Car): 7 stories / 60 Apartments

• 2705 N. Sepulveda Blvd (Current MB Animal Hospital): 18 stories / 48 Condominiums

• 2905–2909 N. Sepulveda Blvd (Framing Store / Auto Chek): 8 stories / 70 Apartments

• 3600 N. Sepulveda Blvd (Former Fry’s Electronics): 10 stories / 134 Ft / 273 Apartments

• 1500 Rosecrans Ave (Current 24 Hour Fitness): 550 Apartments

• 401 Rosecrans Ave (Corner of Highland): 4 Stories / 79 Apartments – Started Construction
