Manhattan Beach Petition Opposing Proposed High-Rise at 2301 N Sepulveda Blvd

Project: 2301 N. Sepulveda Blvd, Manhattan Beach, CA 90266
We, the undersigned residents of Manhattan Beach, recognize the need for affordable housing, but strongly oppose the proposed high-rise apartment development at 2301 N. Sepulveda Blvd in its current (December 2025) form.
The project is Grossly NON-compliant with Manhattan Beach Local Zoning requirements:
- Height: 7 stories vs 3 allowed
- Density: 40 units/acre vs 20 max
- Parking: 1.17 vs 2.25 Spaces Required
- Safety: High -density housing along a heavily trafficked highway
This project sets a Dangerous Precedent. As the first of potentially many similar developments, it could collectively add 4,000+ new residents and fundamentally alter the character and livability of Manhattan Beach.:
- Overcrowding Schools
- Straining limited community goods and services
- Overwhelming Emergency Response capacity and potentially exceed current fire service resources
- Worsening traffic Gridlock
We urgently request:
- Compliance with MB local zoning height and parking standards
- Conduct and address results from a comprehensive Parking and Traffic study
- Redesign to reduce noise, protect privacy, and preserve access to natural light
- Consider revising the project to a medical building — proven successful and better suited to this area
- A pause on the project until these impacts are fully addressed
Development should benefit the community, NOT introduce safety hazards and ignore congestion impacts. While we support affordable housing, this proposal is not the right fit for Manhattan Beach. We urge an immediate revision that reflects your stated commitments to enhance neighborhood value, respect local traffic and parking considerations, and partner with Manhattan Beach residents.
